Special attention is given to the following areas:

 

Property Management

We perform frequent building inspections (scheduled and unscheduled) to ensure that mechanical, operational and maintenance concerns are identified and addressed.

 

Preparing, tracking and monitoring work schedules performance allows us to oversee property employees; implementing disciplinary action as needed while maintaining full compliance with all union guidelines.


Property Maintenance

By overseeing the daily operations of the property we are able to formulate preventative maintenance schedules to minimize downtime and residents complaints.

 

To ensure full contractual compliance we review service contracts (e.g., laundry, elevator, boiler, security, exterminating) with a key emphasis and attentiveness to the property’s structural and mechanical systems.


Bids

Negotiating with vendors we strive to obtain the most inexpensive bids for actual or anticipated renovation/ building needs.


Board and Shareholder Meetings

Our managers attend Board meetings, prepare agendas and take minutes, if the Board Secretary is unavailable.


Energy

Obtaining the lowest fuel price for #2 and #4 oil boilers through quotes; assist in exploring fixed-price contracts versus open-market purchases and report multi-year fuel usage and cost comparisons to develop realistic budgets.

 

We work with the boiler insurance company to inspect and maintain the heating plant at optimal operating efficiency and submit Fuel Adjustment Costs to mitigate the expense of fuel as needed.


Insurance

We obtain appropriate coverage at competitive rates and secure the proper certificates of insurance from all vendors; process and track accidents and claims in order to achieve satisfactory resolution.


Code Enforcement

Engaging competent and qualified architects and engineers enables us to correct and remove outstanding violations.  We also seek to work with owners to resolve potential violations prior to receiving a citation.


Security

We work to eliminate current and potential security breaches implementing appropriate security measures as needed.


Taxes

Working with your tax attorney we seek to maximize tax benefits; verifying the accuracy of all tax assessments and real estate taxes.


Selling/ Transferring/ Subletting

We ensure that every sale, transfer and sublet request is processed in accordance with the building's policies and procedures.  Providing prospective purchasers and individuals interested in subleasing with a standard application package whereby all data is reviewed and verified prior to submission to the Board or owner.
